Give Your Home Some Curb Appeal
It's important to keep your grass well manicured. Trim borders and eliminate any weeds. Also, check your trees for dead limbs and if you find any, remove them. Be sure to clean twigs and leaves from gutters, and clear any unsightly refuse from your front and back yard.

Cleaning windows and screens will help to brighten the exterior of your house. Finally, don't neglect important exterior details like a well-polished front doorknob and knocker. They will enhance your homes looks.

A fresh coat of interior paint can actually make the difference in the sale of your home. New wallpaper may also greatly add to the interior charm.

Bathrooms are always scrutinized carefully by prospective buyers. To improve the looks of your bathroom, replace the caulking in the tubs and showers. Also, be sure to repair any leaking faucets.

In general, cracking plaster and torn screening are eyesores that detract from the interior of your home. Little improvements here go a long way.

Be sure to notice the things that will be quickly apparent to people looking at your house. You can easily lubricate doors and windows with candlewax. Loose doorknobs should be tightened.

In addition, throw away any unwanted items in your cluttered attic, basement, or closets. This will not only show off the maximum utility space of these areas, but it will also make your task of moving a little easier.

You can really help your realtor by having tax reciepts, fuel bills, utility bills, title insurance policy and mortgage payment book available. And remember, your realtor is a trained professional and should do the selling alone. Let him or her answer questions about appearance and reasons for selling. Don't volunteer any information not requested and convey only essential facts. Finally, be sure to let your realtor discuss terms, price and possession.

By following these simple inside tips, you can greatly assist your realtor in getting you the best price in the shortest time possible. Just remember, the smallest home improvements can leave a prospective buyer with a great first impression.

And that's the purpose of this checklist ... to help you in your search. So take your time. Don't be shy about asking questions. After all, you're spending your money for a house you'll be living in.
